UPDATE: The application will not be heard on Wednesday, as previously planned, and it has been continued to the June 1 meeting, the Zoning Board of Adjustment announced today.
The owners of the DoubleTree Suites by Hilton Hotel on Fellowship Road in Mount Laurel are scheduled to go before the zoning board in June for permission to convert the building into a continuing-care facility for senior citizens.
A four-story, 95,600-square-foot addition to the 204-room hotel building would yield a care facility that would have 214 independent-living beds, 55 assisted-living beds and 35 memory-care beds, according to plans from owner KPG Meadowlands LLC of Mount Laurel.
The hotel was built on the 10-acre property in 1990 and sold in May 2021 to KPG for $5.6 million, according to public tax records.
Tushar Shah, of Lumberton, president and partner of KPG Hotels, an investment, development, hotel and asset management company, filed the application for the continuing-care project, which is not a permitted use in Mount Laurel's industrial zone. Shah is former general manager of the Holiday Inn Philadelphia Stadium, according to his LinkedIn biography.Â
Permitted uses in the industrial zone are broad. "Light production and manufacturing, research and engineering laboratories, warehouses, business and professional offices, hotels and motels, banks, restaurants, childcare centers, libraries, schools, funeral homes, accessory retail sales, motor vehicle service stations, assembly halls, hospitals, municipal facilities/recreation, churches, and related uses" are allowed, according to KPG's application to the Zoning Board of Adjustment.
That stretch of Fellowship Road and neighboring Route 73 are heavy with competition from both discount- and business-class hotels.Â
Other KPG owners are listed as Sanjiv Parikh and Rajendra Parikh, both of Monroe, Middlesex County; Sima Patel of Voorhees; Hotels KB LLC of Berlin and I Take Hospitality LLC of Moorestown, according to the application.
Owners of Hotels KB LLC are Hristos Kolovos of Voorhees, Dimitrios Kolovos of Wilmington, Delaware, Vasilios Kolovos of Gibbsboro and Manwell Baroody of Voorhees. Owners of I Take Hospitality are Tim Kalavruzos of Moorestown and William Diamantakos of Moorestown.
