The Evesham Planning Board has approved a preliminary plan for 57 units of senior-restricted affordable housing at the former Department of Public Works yard on Evesboro-Medford Road.
Under the plan — the board resolution passed 7-0 at the June meeting — two buildings will be constructed on the 5.4-acre site. One will be a 2,600-square-foot commercial building and the other will be a 53,480-square-foot, three-story apartment complex.
Pine Street Ventures LLC of Princeton is the developer. A larger project originally had been proposed by Fieldstone Associates Limited Partnership of Bridgewater.
The developer now must propose final plans to the board.
Fourteen one-bedroom units and one two-bedroom unit will be on the first floor of the complex and 20 one-bedroom units and one two-bedroom unit will be on both the second and third floors, according to the board resolution.
A total of 72 parking spaces, including 59 for residences and 13 for commercial, will be included.
"The DPW site remains vacant, except for the remnants of the facility. The plan did not assume that the tracts would be redeveloped by the same developer, but anticipated that the DPW site would be complementary" to the neighboring Barclay Chase apartment community, according to the resolution.
A 2018 Township affordable housing plan said the development of the DPW site would include 15% of the rental units set aside for low- and moderate-income households. A new affordable housing plan this year says the site would be 100% affordable senior-restricted apartments. Five units would be designated for disabled seniors.
The development's primary driveway would be on Evesboro-Medford Road, opposite Sharp Road. A second driveway would be farther west on Evesboro-Medford Road.
