A memory-care residential facility won unanimous approval from the Cherry Hill zoning board this month for a use variance that would allow construction on a 1.3-acre vacant lot on Evesham Road.

Developer Rady Enterprises LLC, doing business as South Jersey Senior Assisted Living, still will need preliminary and final major site plan approval from the Zoning Board of Adjustment. The site is next to Cherry Hill Liquors and west of Cuffys Lane.

Jennifer Brown, a resident of Sleepy Hollow Place to the east of the land, was the only resident to comment at a May public hearing on the plan of the Wilmington, Delaware company.

The site is zoned Neighborhood Business but memory-care facilities are not specifically permitted. Historical aerials from Google Earth show the property as vacant land back into the 1980s.

Brown testified she believed the facility would be a detriment to the community because of the potential for light and noise pollution and stormwater drainage, according to the zoning board resolution, which was approved 6-0 on June 4.

Plans call for a two-building complex, with a total of 32 beds for the facility. The resolution notes that plans show 18 parking spaces and that the developer "intends to preserve as many existing trees and will plant new trees."

Natalie Hill, speaking for the developer, said she would be an administrator at the facility. She testified it would have nine employees during the day and four at night. Each resident would have an individual bedroom and use shared dining and living rooms.
