A zoning change that put the 50-year-old Three Executive Campus office complex in Cherry Hill on the list of potential sites for apartments, including affordable housing, was unanimously adopted Monday night by Township Council.
Adding the 28-acre site to the Township's latest affordable housing plan, due this month, does not necessarily mean apartments will rise on the site. Municipalities are required to identify potential properties for residential development, with an affordable component, in their plans.
The Township plan calls the six-story, 430,000-square-foot building "an underutilized office park."Â The property was zoned for only business, but now residential development can be proposed. The new zoning also permits multiple uses that include retail, restaurant, personal services, recreational and civic uses.
On Tuesday morning, the expansive parking lots around the building were far from full, with some areas cordoned off.Â
3 ECCH Owner LLC is identified as the owner in Camden County property records.
"The property owner did not approach the Township about pursuing a redevelopment of the property but was notified of the proposed overlay zone prior to introduction," Brian Bauerle, the mayor's chief of staff, told 70and73.com last month. "There are no pending or anticipated development plans for the property at this time."
Development on the Three Executive Campus property could mean an infill development near the office building with 195 residential units, including 39 designated affordable. Another possibility under the plan is repurposing the office building for up to 320 housing units, including 64 affordable.
