A developer that won Voorhees Township approval to convert an eight-story office building to senior apartments will return to the zoning board next Thursday to add to the project.
The first phase of the project by Pinnacle Luxury Residences LLC of New Hope, Pennsylvania, to convert the almost-vacant 185,000-square-foot office building across from Boscov's and the Voorhees Town Center to senior apartments was approved by the Zoning Board of Adjustment in February.
Next Thursday, Pinnacle is scheduled to appear again before the zoning board to propose variations in the project. The meeting begins with a 6:45 p.m. caucus followed by a 7 p.m. meeting at the Voorhees Town Center.
The Voorhees office building conversion comes as office property investors across the nation are searching for ways to make a profit on their properties after office leases fell off after the pandemic and remote work became the norm for some companies.
Conversions to residential or hotels are hot, while other developers are razing office buildings in favor of other real estate for more profitable projects.
The iconic, six-story and green-roofed office building in Main Street Voorhees is slated to be torn down and apartments built in its place. In Mount Laurel, a developer received Township permission to demolish a 114,676-square-foot office building to build a warehouse in its place
Under the Voorhees senior-housing proposal, the building on Laurel Road near Burnt Mill Road would be converted into 100 units, rather than the 96 approved in February.
Eleven cottage-style townhouses would be built on the complex's parking garage top deck rather than the 16 originally approved. Each would have a one-car garage.
Other amenities for residents that would be built on the garage top deck include pickleball courts, a clubhouse, a putting green and Jacuzzi tubs. An exterior swimming pool on the deck was removed from the earlier plans.
The property owner is listed on the application as 201 Laurel Road Voorhees LLC, with contact Marc McGehan of Twenty Lake Holdings LLC of Stamford, Connecticut.
201 Laurel Road Voorhees LLC would sell the property to developer Pinnacle, which is owned by R. Steven Scherfel of Fancy Gap, Virginia, and Benjamin F. Miller of New Hope, Pennsylvania, according to the application.
