Six townhouses and two affordable rental units are proposed for adjoining lots in Cherry Hill on the dead-end street than runs next to P.J. Whelihan's Pub near the busy intersection of Route 70 and Greentree Road.

Developer Town Square Real Estate Holding LLC of Blue Bell, Pennsylvania is scheduled to appear before the Township Zoning Board of Adjustment on Thursday to request several zoning variances to build on the two lots that total 0.7-acre. The meeting agenda is here.

The current property owners, two LLCs, share the same address as P.J. Whelihan's owner, PJW Restaurant Group, at 222 Haddon Avenue, Suite 200, Westmont. The LLC's are 1905 Point View Avenue LLC and 1907 Point View Avenue LLC. A 2015 Sun National Bank mortgage and security agreement shows Robert A. Platzer, PJW Restaurant Group's executive chairman and founder, as the sole member of 1907 Point View Avenue LLC.

Documents submitted with the application show Town Square would purchase the property. State law requires applicants that are limited liability corporations to disclose owners of 10% or more of an LLC. However, no Town Square owners are disclosed on the application on the Township website.

A single-family home, which has a wooded backyard, would be demolished to make way for the development.

Residential properties are permitted in the O1 zone where the site is located. However, a use variance from the zoning board is required because the project is a multi-family dwelling, which is not specifically permitted in the O1 zone, according to a review letter from the Township's Department of Community Development.

Other variances requested by Town Square include permitting reduced: front-yard depth (35 feet required, 17.5 feet requested), parking lot buffer (25 feet required, four feet requested), residential parking setback (25 feet required, four feet requested) and right-of-way parking setback (20 feet required, 2.5 requested), according to the Township review letter.

Each of the proposed townhouses would be 2,900 square feet and have three to four bedrooms, according to an explanation filed with the application.

The affordable-housing units would each be on one floor, stacked and cover 1,596 square feet with two bedrooms and a den, according to the explanation.

If the use and bulk variances are approved by the zoning board, the developer in the future would request site plan approval.
