Cherry Hill, Evesham/Marlton, Medford, Medford Lakes, Moorestown, Mount Laurel, Voorhees and elsewhere near the iconic state highways of Routes 70 and 73.
Owners of the Centura Condominiums development on Browning Lane in Cherry Hill are scheduled to appear before the Planning Board next Monday for approval to build 137 condominiums and remove 647 trees in the process.
Devel LLC of Voorhees and EIL Investments LP of West Berlin, which received previous Planning Board approvals for the expansion between 2010 and 2019, have amended their plans and need approval.
The total number of condominiums on the site would grow to 292 when the new units are added to the existing 155 in four phases. The new condos would include 32 affordable units, according to plans filed with the Township.
Woodcrest Shopping Center is to the west of the development and wooded land north of the site was purchased by the Township in 2006 and added to its Green Acres inventory, according to a Township Community Development Department review letter.
The tree replacement plan states that 647 trees that are five inches or greater in diameter would be removed and 533 replacement shade, ornamental and evergreen trees would be planted.
Developer's application to the Planning Board.
That leaves a deficit of 144 trees, which would require a payment to the Township for its relatively new tree fund. Based on the tree replacement law's assessment of $300 for each tree that goes unreplaced, the developer would pay $43,200 into the fund.
"The major difference in the Amended Preliminary and Final Site Plan being sought is in the final design of the units to be constructed," according to the developer's project plan.
The depth of the approved condominiums was 50 feet, but the developer wants to increase that to 60 feet.Â
"This design change in the depth of the units provides a more desirous unit with more living space while still accommodating a two-car garage and driveway," according to the plan.
