Encroachment in a Mount Laurel residential zone near Walmart on Route 73 is being proposed by a developer that wants to build a self-storage facility on Federal Street.
MLS Operating LLC of Edgewater Park is scheduled to appear before the Township Zoning Board of Adjustment at its October 9 meeting to seek a use variance allowing a commercial use in a residential zone. An existing 71,991-square-foot building would be converted and five single-story storage units totaling 15,350 square feet would be built at the site, which abuts Route 295 northbound.

Because the developer seeks a use variance, it must be demonstrated "that the proposed use will not have a negative impact on the adjacent properties, and that it will not cause such damage to the character of the neighborhood as to constitute 'substantial detriment to the public good'," according to a review letter from Township planner Ashton Jones of Remington & Vernick Engineers of Cherry Hill.
Citing a reason for approval of the use variance, MLS Operating LLC wrote: "Proposed use is a low-intense-use, generating very little traffic, noise or activity and very little impact on surrounding residential uses."
Besides the use variance, MLS Operating LLC also seeks a variance to allow a side-yard setback on Sherwood Avenue of 6 feet rather than the required 25 feet. Another variance would allow building coverage of 30.2% of the lot where 25% is permitted. A parking variance also is sought, with the developer proposing seven spaces where 72 spaces are required.
MLS Operating LLC, which owns the proposed site of the self-storage project, is owned by The Cohen Company Limited of Edgewater Park. Mason Cohen of MLS Operating represented the developer on the application. The other owner of MLS Operating is Steven Sperber of Reno, Nevada.
