A vacant bank building at the entrance to the Wexford Leas development in Cherry Hill would be demolished and a 6,000-square-foot medical building constructed in its place, according to plans filed with the Planning Board.

The board on August 3 is scheduled to hear testimony from representatives of developer and property owner 1951 Wexford Real Estate Holdings LLC at its meeting. The firm has applied for preliminary and final major site plan approval with bulk variances that include a request to allow three signs when only two are permitted.

A medical office is a permitted use in the Office Limited Zoning District, according to the application.

Up to two tenants would occupy the building, although they have not yet been determined. The building on the 1.1-acre site would be constructed in two phases.

The bank building, constructed around 1975, had been occupied by Investors Bank and Roma Bank before.

A traffic statement by the developer's representative maintains the traffic generated by the medical offices would be less than that generated by a bank.

"The proposed change in use from a bank with drive-through facilities to a medical office results in a measurable reduction in both weekday and weekend peak hour trip generation, as well as total daily traffic volumes," John W. Kornick, president of K2 Consulting Engineers Inc. of Haddonfield, wrote in the traffic statement.
