When is the last time you had a hard time finding a Dunkin' donuts or Wawa around the 70and73 area? Probably never in the last five years for the ubiquitous quick-stop retailers.

Yet a South Jersey developer on Monday night will ask for the Cherry Hill Planning Board's approval to convert a former Fulton Bank building at Route 70 and Frontage Road into a 2,100-square-foot drive-through Dunkin' coffee shop with 22 seats inside. The board will consider a request for a minor site plan and variances for the 0.776-acre property on westbound Route 70, just west of Route 295.

The meeting is scheduled to begin with a caucus at 7 p.m. followed by the public meeting at 7:30 p.m. Meetings are online only and instructions to attend are here.

Fulton Bank occupied the property from the early 2010s until closing in the fall of 2024, according to a Township review of the application.

The property formerly had a driveway on Route 70, but that was removed by the New Jersey Department of Transportation in 2024 when the agency installed sidewalk and curbing as part of the Route 70 construction project, according to the Township. Plans for the Dunkin' show an entrance on Frontage Road near Route 70 and an in/out driveway on Frontage at the rear of the lot.

A landscaping plan shows four red maple trees would be planted along the Route 70 side of the property and five red maples on the Frontage Road side.

Doughnut deliveries would be made each day, seven days a week, according to the applicant's operations report. The operating hours are expected to be from 5 a.m. to 9 p.m. seven days a week, the report noted.

Traffic would be impacted, according to estimates filed with the application. The Dunkin' developer reported the new shop would generate a projected total of 83 new trips during the morning peak hour, 34 new trips during the afternoon peak hour and 102 new trips during the Saturday midday peak hour.

Developer South Jersey Management LLC of Maple Shade proposes to repurpose the building while removing some concrete and asphalt and demolishing the canopy over the drive-through lanes.

Piyush Amin is listed as the manager of South Jersey Management LLC in the application. The developer would purchase the property from NADG NNN FB CH-NJ of Dallas, Texas.
