A plan to build a 76,000-square-foot warehouse on vacant, heavily wooded property with wetlands at Union Mill Road and Walton Avenue goes before the Mount Laurel Planning Board on Thursday night.
The 24.54 acres are across from Grace Presbyterian Church on Union Mill Road and next to the Brightview Senior Living complex. Plans filed with the board show a main warehouse entrance from the Fern Brook Lane cul-de-sac, which connects the senior complex with Union Mill Road, and another warehouse entrance on Walton Avenue.
Located in an industrial zone, the property is owned by Union Mill Road LLC of Wilton, Connecticut, which filed the proposed warehouse application as a "speculative development." Neither an end user nor operating hours have been established, according to the application. The proposed warehouse would have 220 parking spaces, 23 trailer dock spaces and 11 trailer parking spaces, the application notes.
A board review by Joseph M. Petrongolo of Remington & Vernick Engineers of Haddonfield states the proposed warehouse is a permitted use in the industrial zone and the applicant seeks variances for buffer width and the number of parking spaces and waivers from a sidewalk and compensatory plantings.
A pond on the site would be kept and water quality treatment from runoff would be improved, according to the application.
