A North Jersey beer brewing company's plan to build a microbrewery on the site of the former Town Hall on Main Street in Medford is scheduled to go before the Township Planning Board on Wednesday evening.

Magnify Brewing LLC of Fairfield, New Jersey proposes to build a 10,996-square-foot brewery pub through its 17 North Main Street LLC company. The company is owned in full by New Jersey native Eric Ruta.

Magnify Brewing would demolish the old Town Hall and build the two-story brewery facing Main Street with a front porch on Main Street that wraps around to Post Office Lane and ends at an outdoor dining area, according to plans.

The developer seeks preliminary and major site plan approval. The brewery in the Historic Village Commercial zoning district is a permitted use, according to the review letter from board planner Scott D. Taylor of Taylor Design Group of Mount Laurel.

No zoning variances for the project are requested by the developer. The site was designated an Area in Need of Redevelopment by Township Council in May 2021 and, in September 2021, Council designated Magnify Brewing as the redeveloper, Taylor's letter notes.

17 North Main LLC would purchase the property from the Township for $218,000 and the total cost of the project would be $2,593,000, according to Magnify Brewing's redevelopment agreement filed with the Planning Board.

Construction is estimated to begin in December and to be complete in October 2024, according to the documents.

Traffic would increase by 116 in and out trips in the peak evening hour on Saturdays and by 50 in and out trips during the weekly evening peak hour, according to traffic estimates in the developer's filing.
