Cape May County had the highest average home sale price of all 21 counties, according to the NJ Division of Taxation fiscal-year 2025 statistics. In Cape May County, the Jersey Shore borough of Stone Harbor had the highest average price: $3,194,038. This represents the sale of 70 homes.

While it may seem obvious that the New Jersey counties with the highest average home sale prices are in North Jersey, sometimes what seems obvious is not completely accurate.

The county with the highest average sale price in fiscal-year 2025 was Cape May County — as far south as you can get in New Jersey, according to a 70and73.com analysis of New Jersey Division of Taxation home sales data.

The Jersey Shore county was the only one of 21 counties in the state in 2025 with an average sale price above $1 million: Cape May's average was $1,065,155 with No. 2 Monmouth County at $885,483 and No. 3 Bergen County at $869,612.

Stone Harbor, with 70 sales in 2025, was the Cape May standout with an average sale price of $3,194,038. Avalon came in second in the county with an average of $2,932,113 and 132 sales. In each case, the average prices more than doubled from 10 years before in 2015, according to the state data. (Look up average sales for 577 municipalities in table below.)

Where did the communities in the 70and73.com area stand?

In a ranking of the average sales prices in Camden County, Haddonfield was the highest with 32 sales yielding an average price of $886,988, up 76% from 2015. Voorhees ranked second at $486,334 (118 sales; prices up 75% from 2015).

Cherry Hill ranked fifth in home prices (after Haddon Township and Haddon Heights) at $460,635 (719 sales; prices up 97% from 2015).

In Burlington County, Moorestown was No. 1 in average sales price at $879,900, with 173 sales and an increase in price of 61% from 2015.

Medford ranked third (after Chesterfield) with an average sale price of $636,257 (247 sales; prices up 75% from 2015). Medford Lakes ranked sixth, with its 36 home sales yielding an average price of $568,177, up 95% from 2015.

Evesham ranked 15th ($457,680; 511 sales and prices up 69%) and Mount Laurel ranked 21st ($410,354; 571 sales and prices up 66%).

A separate collector of sales statistics — New Jersey Realtors — reported that while the time on market has increased this year in Burlington, Camden and Gloucester counties, prices continue to rise. 

For year-to-date October 2025 compared with the same period in 2024, the Realtors' research showed:

  • In Burlington County, the median sale price of a single-family house was $425,000, up 5%, with days on the market of 33, up 22% from 27 in 2024. The median price of a townhouse-condo was $330,000, up 5%, with days on the market of 30, up 25% from 24 in 2024. The median price of an adult community home was $404,448, up 6%, with days on the market of 34, up 31% from 26 in 2024
  • In Camden County, the median sale price of a single-family house was $385,000, up 7%, with days on the market of 29, up 7% from 27 in 2024. The median price of a townhouse-condo was $240,500, up 16%, with days on the market of 31, up 15% from 27 in 2024. The median price of an adult community home was $419,500, up 10%, with days on the market of 37, up 42% from 26 in 2024.
  • In Gloucester County, the median sale price of a single-family house was $375,000, up 4%, with days on the market of 32, up 3% from 31 in 2024. The median price of a townhouse-condo was $293,000, up 3%, with days on the market of 27, up 42% from 19 in 2024. The median price of an adult community home was $418,550, up 6%, with days on the market of 40, up 54% from 26 in 2024.
