04082023 DEANES AVENUE VOORHEES NEW HOMES

The short Deanes Avenue, off Wilderness Drive, in Voorhees. Under the developer's plan, Deanes would be extended around the house in the center and 20 homes would be built.

A renewed plan to build 20 homes on 13.74 acres off Wilderness Drive in Voorhees that border the former Buzby Landfill is scheduled to be heard by the Planning Board this month.

Devel LLC of West Berlin seeks approvals for the major subdivision and preliminary and final site plans on the land owned by EIL Investment LP of West Berlin.

The project originally was proposed by Planland LLC, which in 2012 got Township approval for preliminary and final major subdivision plans. An extension of the approval was approved in 2016, according to the application.

Board members are slated to hear testimony about the project on April 26 after a 6:45 p.m. caucus in Voorhees Town Hall.

The only access to the new neighborhood would be from Deanes Avenue, which connects to Wilderness Drive. Wilderness Drive, a cul-de-sac and the only access to the existing neighborhood, connects to Old Egg Harbor Road.

Twenty homes would be built on the site in the yellow border off Wilderness Drive in Voorhees. The former Buzby Landfill is to the left.

In its Planning Board application, Devel LLC agrees to a point-of-sale disclosure and deed restriction for the new lots, disclosing the existence of the former Buzby Landfill, the installation of vapor intrusion barriers and the monitoring of venting.

Each of the homes must have a passive venting system that could be converted to an active system if methane and other gases build up.

Owners of the former hazardous-waste landfill since the late 1950s included the now-defunct Buzby Brothers Materials Corp. of Voorhees and RCA, which was acquired by General Electric Co., according to a state Superior Court lawsuit filed in Camden County in 2007 by the New Jersey Department of Environmental Protection.
