Cherry Hill, Evesham/Marlton, Medford, Medford Lakes, Moorestown, Mount Laurel, Voorhees and elsewhere near the iconic state highways of Routes 70 and 73.
Developer's plan submitted to the Evesham Zoning Board of Adjustment.
First came the PDQ chicken restaurant on the narrow strip of land in Evesham near the Target store and facing Route 73 southbound.
Then Chinese food made it a duo with the opening of Panda Express.
Now a neighboring bank building will be demolished for a fast-food trifecta as a developer builds the smallest McDonald's restaurant in the company's portfolio.
The Evesham Zoning Board of Adjustment on Monday memorialized the resolution granting developer ABK Real Estate LLC of Vineland several zoning variances and permission to build on the relatively small lot.
ABK — owned by Anne E. Koons and Benjamin Koons Brown — will lease the restaurant to a McDonald's operator.
Plans, and zoning variances, for the project show how the fast-food icon will be squeezed onto the former bank lot at 741 Route 73 southbound.
A restaurant like this one ordinarily would be required to have 55 parking spaces, but the zoning board agreed to permit 20 spaces for the 36-seat, free-standing 3,694-square-foot McDonald's.
Tiago Duarte of Dynamic Engineering Consultants of Newark, representing the developer, "identified the proposed development in this instance as being the smallest McDonald's prototype building and noted a decreased parking demand given the emphasis on drive-through customers," according to the board resolution.
McDonald's drive-through will be open 24 hours a day and in-store customer hours will extend from 5 a.m. to 1 a.m., according to the resolution.
Zoning requires a minimum lot of 2½ acres, but the lot is only one acre. The pre-existing condition with the bank lot was permitted to continue by the zoning board.
Drive-through lanes, according to zoning rules, must be a minimum of 50 feet from the rear property line and buffered. The board granted a variance, allowing the setback to be just under five feet with no buffering, the resolution notes.
During testimony at the board's December meeting, the developer's representatives said there was no way to increase the size of the property.
An existing entrance-only driveway on Route 73 will be retained. Customers will exit at the back of the restaurant into the road shared with the other two restaurants. They also can enter from the driveway behind the McDonald's.
The McDonald's (in yellow) will be on the site of the former Ocean First Bank. Its neighbors will include the Panda Express and PDQ restaurants.
